Carpenter in Eastleigh: Common Jobs and How to Get a Fair Quote

The carpentry jobs Eastleigh homeowners book most often, rough price guides and how to get a fair, like-for-like quote from a local carpenter.

Carpenter on site in hi-vis

Eastleigh has a real mix of housing. Close to the town centre you find the Victorian and Edwardian terraces built when the railway works were the main employer, then interwar semis, post-war estates and plenty of newer homes on the edges of town. Each type brings its own carpentry jobs, and knowing what is typical helps you describe the work clearly and judge whether a quote is fair. This guide covers the jobs we are asked about most and how to get quotes you can actually compare.

The carpentry jobs Eastleigh homeowners ask for most

Most calls are for small to medium jobs rather than big builds. The same handful come up again and again:

  • Doors that stick, drop or will not latch, plus new internal doors hung in old frames
  • Rotten window sills, door frames and skirting, usually spliced or replaced in sections
  • Creaking or loose floorboards, often in the upstairs rooms of older terraces
  • Replacing skirting and architrave after a renovation or a damp repair
  • Fitting shelving, alcove cupboards and boxing in pipes
  • Fence panels, gates and garden structures damaged by wind

Much of this falls under general repairs and maintenance, and a good carpenter can usually group several small jobs into one visit, which is far better value than booking them one at a time.

Older terraces versus newer builds

In the older terraces, the timber is often good quality but has moved over a century or more. Floors are rarely level, walls are rarely square and frames have settled. Doors and skirting need scribing to fit rather than simply cutting to length, and that takes longer. Rot tends to show at the bottom of external door frames, in sills and in the ends of joists near damp walls. Often the answer is to repair rather than replace, which we cover in more detail in our guide to repairing or replacing carpentry.

Newer homes have different issues. Doors often stick in the first couple of years as the house dries out and settles, and hollow-core doors and MDF skirting do not take kindly to knocks or water. Our article on why doors stick explains the common causes. The fixes are usually quicker, but it pays to understand the cause first so the problem does not come straight back.

What affects the price

Every job differs, so treat any figures as rough guides rather than quotes. As a broad idea, a day rate for a qualified carpenter in Hampshire typically sits somewhere in the region of £200 to £300, and many small jobs are priced as a half day or a fixed sum. Our guide to carpenter costs in Hampshire goes into more detail. Four things tend to move the price most.

Access and preparation, such as clearing furniture or lifting carpets. The condition of what is already there, because hidden rot or out-of-square openings add time. Materials, where solid oak or a matching period moulding costs more than standard softwood or MDF. And finishing, since a carpenter will often leave work ready for painting rather than painted, so check what is included.

How to get a fair, comparable quote

The most common reason quotes vary wildly is that each carpenter has priced a slightly different job. A little preparation on your side makes comparison much easier.

Write a short list of every job, room by room, with rough measurements where you can. Send clear photos, including close-ups of any rot or damage and a wider shot showing the surroundings. Say what finish you expect and who is supplying materials. Ask each carpenter to price the same list and to say what is excluded, such as making good plaster, painting or disposal of old timber.

A fair quote is written down, itemised enough that you can see what you are paying for, and clear about start dates and how long the work will take. Be wary of a price given over the phone without seeing photos or the job, and of large upfront payments for small repairs. A deposit towards specially ordered materials is reasonable; paying most of the bill before work starts is not. The cheapest quote is not always the worst, but if one is far below the others, ask what has been left out.
