Repair or Replace? Common Carpentry Jobs Where Repair Wins

There is a natural instinct to rip out anything tatty and start again. Sometimes that is right. But a lot of the timber in older Hampshire houses is better quality than anything you would replace it with, and a skilled repair keeps the character at a fraction of the cost.

Doors: almost always repairable

Solid doors, especially the pitch pine and oak ones in period houses, are worth real money now. Loose joints can be re-glued and wedged, dropped doors re-hung, damaged edges lipped with matching timber, and old lock mortices repaired. A door that has survived a hundred years has proven its stability; the replacement has not.

Floorboards: patch, do not rip up

Rot or damage in a floor is almost always local: by the hearth, under a leak, along a damp wall. Lifting and replacing the affected boards with reclaimed timber of the same species and thickness, then sanding the room, leaves a floor that looks continuous. Staircases: tighten before you replace

Creaks and wobbles usually mean loose wedges and tired glue blocks underneath, not a dying staircase. Re-wedging treads, adding glue blocks, and re-fixing balusters transforms how a stair feels for the price of a morning's work. Replacement belongs to layout changes and genuine structural failure, as we covered in our staircase renovation guide.

Windows and gates: the rot repair

Rotten timber does not automatically mean a new window or gate. Splicing in new timber, cutting out rot back to sound wood and rebuilding the section with repair resins and matching profiles is a craft that saves joinery worth far more than the repair. It is also, often, the only way to keep original features in a conservation area.

When replacement genuinely wins

Honesty cuts both ways. Replacement is right when rot is structural and widespread, when the item was poor quality to begin with, or when you want a change of layout or spec that no repair can deliver. A repair that costs more than half a replacement rarely makes sense unless the item is irreplaceable.
